Location

Which is the best place for my wooden building?

It depends on what building you want. Some points to remember when choosing the location for your building:

Do you require planning permission?
Although for it's very unlikely that you'll need it for smaller buildings, it is worth checking with your local planning office before you do anything. There would be nothing worse than having your new building delivered and then having to move it afterwards. Similarly, it's a good idea to check that your neighbours don't object before the building is delivered.

Please keep in mind the position of the sun. When choosing a location for a potting shed or summerhouse, you'll probably want to locate the building directly within its path. However, if you're positioning a workshop, you may wish to choose somewhere more in the shade.
Similarly, if it's a potting shed or somewhere you'll be working with plants, make sure you have a water supply close by.
If you are choosing a location for your garden office or something similar, then electric and phone lines may be a consideration.
To ensure the building is installed correctly, we suggest it is placed 12 to 18" away from walls or fences.
For installation, we'll require a clear route from the delivery vehicle to the site. This means that any steps, height restrictions etc may present a problem.  However, we'll be happy to offer advice in this matter.
Finally, think about whether you need a path leading to your building - otherwise mud may end up on the inside of your building.

Suitable base

It is essential that you have a level, firm and square base for your building. Otherwise it will become unstable and unusable. That being said, you do not require anything too complicated as the following recommended methods will show:

Concrete base: 

This is the best method, provided it's done well. Really only a job for a competent DIY person or a professional builder.

Paving slabs:

Rows of slabs are simple yet effective. They are also the best solution if the building may need to be moved in future years.

Treated timber bearers:

By far the easiest solution! You simply clear the site in accordance with our guidelines, and the fitters can build straight onto the earth.

Whichever method you choose from, the end result must be firm and square. If you are constructing the base for a building over 12' x 8' (such as a garage, sectional building, corner unit, gazebo or a building with no floor), we recommend a purpose-built concrete base. We would advise you to appoint a contractor to undertake this work for you.

Your base must be concluded before we arrive to install the building.  If you are laying a concrete base, please keep in mind the length of time it will take for the concrete to cure.

Please note: our installers often work alone and are not able or equipped to undertake groundwork. Upon arrival - if a suitable base is not available - then the building will be left on a self-assembly basis at full invoice price unless other arrangements are made (such as a surcharge being incurred if we have to rearrange delivery).

We deal only with the manufacturers of top quality products for our smaller buildings, whilst we manufacture the larger buildings ourselves - ensuring you have a bespoke specialised service for your very own individual building.

As you'll have gathered from our website, we have many different products for you to choose from. Also, as mentioned above, we are keen to ensure that your building is tailored to your needs - and in the case of the larger buildings - is bespoke to your requirements.

Terms and conditions

For both your and our own peace of mind, we need to confirm our terms and conditions. Although we appreciate they are quite wordy and official, we feel it is important to make sure all the legal and practical elements are clear for everyone.

Description of goods

The company's brochure and website is a guide only and does not form part of any contract. All goods are supplied subject to the reasonable availability to the company of suitable materials and labour. Some timber sizes are nominal and subject to normal variations. Timber is a natural product and all timbers are inspected at the time of manufacture. We cannot be held responsible for subsequent timber shrinkage, warping, cracking or the like. Timberwork Buildings reserves the right to alter specifications without prior notice.

The company may be able to manufacture to the customers' own specific requirements. In the event of any errors however, the company will only be held responsible if both the customer and the company have confirmed their requirements in writing.

Please also note the 1 x ft (300mm) overhang to each side of our buildings is in addition to the standard base measurements quoted in the brochure.


Pricing

As you will have gathered from our website, we have many different products for you to choose from. Also, as we have mentioned above, we are keen to ensure that your building is specified to your needs and in the case of the larger buildings is made bespoke to your requirements.

We would therefore ask you to contact us with your chosen building and we will provide you with an individual price accordingly.

We reserve the right to amend prices from time to time if the rate of VAT is amended, or our suppliers alter their prices. We will endeavour to give as much notification as possible for these changes in pricing, and you should check your order acknowledgement for any variations.

Delivery and or installation is NOT included in our prices. These are additional charges depending on building and location from our yard. These details will be confirmed with your order confirmation.


Order placement

You can place your order in person, over the phone or by email..

As soon as we receive your order, we will contact you to confirm the details and exact price and to double check any non-standard variations or options on your building.

When your order details are agreed and finalised and a twenty-five percent deposit is taken a order acknowledgement will be produced and we will ask you to please check and sign confirming you accept our terms and conditions.

This signed order acknowledgement shall then form the basis of our contract.


Payment

We ask for a non refundable deposit of 25% with your order, with the balance due to be paid on the day of delivery. 
Deposits are payable to Timberwork Buildings in (£) Pounds Sterling by cash, card payments or Bank transfer.


Dispatch and delivery

Either as part of your order confirmation or on receipt of your signed order, we will contact you to determine a mutually agreeable delivery date. Products may be delivered direct from our workshop in our own vehicles, by carrier or by a specific manufacturer.

In exceptional circumstances it may prove necessary to alter the delivery date, according to level of orders and seasonal variations, but you will be consulted prior to any alteration and we endeavor to make our delivery schedule as flexible as possible.

However, any time or date quoted by the company for delivery is given and intended as an estimate only and the company shall not be liable in any manner whatsoever for any loss or damage whatsoever for failure to deliver within such time. No delay, failure or other default in respect of delivery, or part delivery, shall entitle the customer to treat the contract as repudiated.


Installation

If the building is to be installed by one of our suppliers or fitters, it is the customer's responsibility to ensure that the base is prepared in accordance with the company's plans and instructions.

It is also the customer's responsibility to secure the building once erected, if applicable, and to ensure that there is adequate access for the building to be delivered. Any potential access problems, i.e. through house, sharp turns, up steps or archways etc must be declared at the time of order.

If a delivery is not completed due to inadequate or incorrect information, our suppliers and/or delivery company reserve the right to make a recall charge to cover any expenses they may incur in returning to complete the delivery at a later date.


Complaints

We make every effort to ensure you receive good customer service and that your chosen building arrives to you in perfect condition. If for any reason you are not satisfied with our product or service, then please contact us and we will endeavour to resolve the problem.

Complaints will be acknowledged within 48 hours of the normal office hours and will be dealt with according to each manufacturers' own guidelines, in a fair and confidential manner. We will keep you fully informed during this period and will provide as much help as possible in getting the problem resolved as quickly as possible.


General queries

The customer should ensure their building is maintained in accordance with the individual manufacturers' guidelines.
All dimensions are nominal imperial measurements. If the exact size is required please contact us.
All timber is checked for quality before delivery, but as wood is a natural product, we cannot accept any responsibility for timber shrinkage, cracking or warping after the building has been supplied.
These Terms and Conditions do not affect you statutory rights as a consumer.
The company's range of stables are not stallion boxes, and if used as such, the company accepts no responsibility whatsoever for any damage, howsoever caused, to any buildings or livestock.
These terms and conditions govern all contracts entered into by the company for the supply of sale of goods or services. Any order given to the company shall be deemed to constitute an agreement to be bound by these terms and conditions. No variation of these terms and conditions shall be of any effect unless agreed by the company in writing.
